1. Who we are
CasaNido, LLC ("CasaNido," "we," "us" or "our") is a family-owned residential real estate investment company organized in the State of Florida. We acquire, renovate and reposition residential properties.
This Privacy Policy explains what personal information we collect when you visit https://casanidous.com, contact us, or communicate with us by phone, email or text message, and how we use, share, store and protect that information. By using our website or providing us your information, you agree to the practices described here.
2. Information we collect
Information you give us directly
- Contact information — your name, email address, mailing address and mobile or landline phone number.
- Property information — the address, condition, ownership status and other details of a property you ask us to consider.
- Communication content — the substance of messages you send us through our contact form, by email, by text message, or by voice.
- SMS consent records — whether you opted in to receive text messages, and the date, time and method of that consent.
Information collected automatically
- Device and usage data — your IP address, browser type, device type, referring page, pages viewed and the dates and times of your visits.

Information from other sources
We may receive information about a property or a prospective transaction from public records, county property appraiser and tax records, multiple listing services, title companies, real estate agents, wholesalers and similar sources used routinely in real estate.
3. How we use your information
We use personal information to:
- Respond to your inquiries and communicate with you about a property or opportunity.
- Evaluate, negotiate, close and service real estate transactions.
- Send you transactional and relationship text messages, if you have consented to receive them.
- Provide customer support and follow up on requests you have made.
- Maintain business records, including records of consent.
- Operate, secure, troubleshoot and improve our website.
- Comply with legal, tax, regulatory and recordkeeping obligations.
- Detect, investigate and prevent fraud, abuse and security incidents.
We do not use your personal information for automated decision-making that produces legal or similarly significant effects about you.
4. Mobile messaging, SMS consent and opt-out
We do not sell, rent, lease or share mobile phone numbers, SMS opt-in information, or SMS consent data with any third party for that third party's own marketing or promotional purposes. This information is not shared with third parties for marketing under any circumstance.
Mobile information is shared only with the service providers that operate our messaging on our behalf, strictly so that we can deliver the messages you asked to receive.
How we collect mobile numbers and consent
We collect mobile phone numbers and SMS consent only when you give them to us directly. That happens in one of the following ways:
- You enter your mobile number on our website contact form and check the unchecked SMS consent box.
- You give us your number and verbal permission during a phone call or an in-person conversation, which we record in our records.
- You give us your number and written permission on a paper or electronic form.
- You text our business number first, which we treat as consent to reply.
Consent to receive text messages is never a condition of buying anything from us, selling anything to us, or receiving any service from us. We do not buy, rent or import phone number lists, and we do not text people who have not given us permission.
What we send
If you opt in, CasaNido may send you text messages relating to a property, an inquiry you made, an appointment, a document, a transaction in progress, or an ongoing conversation with our team. Message frequency varies based on your interaction with us. Message and data rates may apply, depending on your mobile carrier and plan.
How to stop messages
You can opt out at any time. Reply STOP to any text message you receive from us. You will receive one confirmation message and then no further text messages from that program. You may also opt out by emailing projects@casanidous.com or calling (813) 578-4550. Opting out of text messages does not opt you out of email or phone contact, and it does not affect any transaction in progress.

5. How we share information
We do not sell your personal information. We do not share your personal information with third parties for their own marketing or promotional purposes. We share information only in the limited circumstances below.
Service providers
We use vendors who process information on our behalf and only under our instructions — for example our business phone and messaging provider, email provider, website host, form handler, e-signature provider and accounting software. They are permitted to use the information only to provide services to us.
Transaction participants
When you are party to a real estate transaction with us, we share the information necessary to complete it with the people who need it: title and escrow companies, closing attorneys, lenders, inspectors, appraisers, contractors, insurers and real estate agents involved in that transaction.
Legal and protective disclosures
We may disclose information where required by law, subpoena, court order or governmental request, or where we reasonably believe disclosure is necessary to protect our legal rights, enforce our agreements, investigate fraud, or protect the safety of any person.
Business transfers
If CasaNido is involved in a merger, acquisition, financing, reorganization or sale of assets, information may be transferred as part of that transaction. Any recipient will remain bound by the commitments in this policy, including the mobile-information commitment in section 4.
6. How long we keep information
We keep personal information only as long as we need it for the purposes described in this policy, and as long as required by law. Records of SMS consent and opt-out requests are retained for as long as we operate the messaging program and for a reasonable period afterward, because we are required to be able to demonstrate consent. Transaction records are retained in line with Florida real estate, tax and recordkeeping requirements.
7. Security
We use reasonable administrative, technical and physical safeguards designed to protect personal information against loss, misuse and unauthorized access, including transport encryption on our website and access controls on our business systems. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
8. Your choices and rights
You may, at any time:
- Ask us what personal information we hold about you.
- Ask us to correct information that is inaccurate or incomplete.
- Ask us to delete information, subject to records we are required to keep.
- Withdraw SMS consent by replying STOP, as described in section 4.
- Unsubscribe from marketing email using the link in any such email.
- Ask us to stop calling or texting you altogether.
To make a request, contact us using the details in section 13. We will respond within the time required by applicable law. Depending on where you live, you may have additional rights under state privacy law, and we will honor those rights where they apply. We will not discriminate against you for exercising any of them.
9. Children's privacy
Our website and services are intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.
10. Cookies and analytics
Our website may use cookies and similar technologies to keep the site working correctly and to understand, in aggregate, how it is used. You can set your browser to refuse cookies or alert you when cookies are being sent; some parts of the site may not function properly if you do. We do not use cookies to build advertising profiles about you, and we do not share website analytics data with advertisers.
11. Third-party links
Our website and our messages may link to sites we do not operate. We are not responsible for the privacy practices or content of those sites. Review their policies before providing them information.
12. Changes to this policy
We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date at the top of this page. Material changes will be communicated through the website or, where appropriate, directly to you. Continued use of our website or services after an update means you accept the revised policy.
