1. Acceptance of these terms

These Terms of Service ("Terms") govern your access to and use of https://casanidous.com and any communication you have with CasaNido, LLC through it. By using this website, you agree to these Terms, our Privacy Policy and, if you opt in to messaging, our SMS Terms & Conditions. If you do not agree, please do not use this website.

2. Who we are

CasaNido, LLC is a family-owned residential real estate investment company organized in the State of Florida, with its principal place of business at 6832 S MacDill Ave, Tampa, FL 33611. We acquire, renovate and reposition residential properties.

CasaNido is a principal buyer and seller of real estate. We are not a real estate brokerage, and unless expressly stated in a signed written agreement, we do not represent you as an agent, broker or fiduciary.

3. Permitted use of this website

You agree not to:

• Submit false, misleading or fraudulent information.
• Submit another person's contact details or phone number without their permission.
• Attempt to gain unauthorized access to the site, its servers or connected systems.
• Introduce malware, or interfere with the operation or security of the site.
• Scrape, harvest or use automated systems to collect data from the site.
• Use the site or our contact forms to send unsolicited commercial messages.

We may suspend or refuse access to anyone who violates these Terms.

6. Property and deal submissions

Submitting a property, a deal or an inquiry does not create any agreement, obligation or relationship between you and CasaNido. We are under no obligation to respond to, evaluate, make an offer on, or purchase any property submitted. Any offer we make is non-binding until reduced to a written purchase agreement signed by both parties.

Any information you submit about a property is provided at your own risk, and you confirm you have the right to share it. Do not send us confidential information you are not permitted to disclose.

7. Communications and text messaging

By providing your contact information, you agree that CasaNido may contact you by email and phone in response to your inquiry. Text messaging is separate and entirely optional: we send text messages only to people who have expressly opted in, and consent to receive texts is never a condition of any purchase, sale or service. 8. Intellectual property

The CasaNido name, wordmark, logo, brand identity, written content, photography, design and all other material on this website are owned by CasaNido, LLC or its licensors and are protected by United States and international intellectual property laws. You may view and print pages for your own personal, non-commercial reference. You may not copy, reproduce, republish, distribute, modify or create derivative works from this material without our prior written permission.

9. Third-party links and services

This website may link to sites and services we do not control. We provide those links for convenience only, we do not endorse their content, and we are not responsible for them. Your use of a third-party site is governed by that site's own terms and privacy policy.

10. Disclaimer of warranties

Where liability cannot be excluded, our total aggregate liability arising out of or relating to your use of this website will not exceed one hundred U.S. dollars ($100). Nothing in these Terms limits liability that cannot lawfully be limited.

12. Indemnification

You agree to indemnify, defend and hold harmless CasaNido, LLC and its members, managers, officers, employees, contractors and agents from any claims, liabilities, damages, losses and expenses, including reasonable attorneys' fees, arising out of your use of this website, your violation of these Terms, or your violation of any right of a third party — including submitting another person's phone number without their permission.

13. Fair housing

CasaNido supports and complies with the Fair Housing Act and all applicable federal, state and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, or any other protected characteristic under applicable law.

14. Changes to these terms

We may revise these Terms at any time. The current version is always posted at this address, with the "Last updated" date at the top. Your continued use of the website after a revision means you accept the updated Terms.

15. Governing law and disputes

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to these Terms or this website will be brought exclusively in the state or federal courts located in Hillsborough County, Florida, and you consent to the personal jurisdiction of those courts.

If any provision of these Terms is found unenforceable, that provision will be limited or severed and the remaining provisions will stay in full force. Our failure to enforce any provision is not a waiver of it.
